Warranty Request Submission

Please read this entire page and the relevant section of the online manual carefully before submitting a warranty request.

All warranty requests must be submitted in writing via the Blackrock Homes website. To access the form, click the link at the bottom of any page in the warranty section. When submitting your request, please provide a detailed description of the area(s) of concern.

The warranty appointment must be scheduled at least 10 days in advance. All work will be performed Monday through Friday, between 8:00 a.m. and 4:00 p.m. Either you or a representative (who is not a minor) must be present for the entire duration of the appointment.

Once your request is submitted, we will contact you within 3 business days to confirm the appointment. If you do not hear from us within that time, please call our office at (208) 297-5940.

For emergencies (e.g., loss of heat in winter, loss of air conditioning in summer, plumbing leaks, or anything causing immediate damage to your home), please call the emergency phone numbers listed on your water heater or furnace.

Please note, warranty service does not cover cosmetic or maintenance-related issues. All cosmetic issues should be addressed prior to closing on the home. Maintenance tasks are the homeowner’s responsibility. The one-year warranty is valid only for the original homeowner and is not transferable to any subsequent owners.

It is the homeowner’s responsibility to report any conditions covered by this warranty promptly. Blackrock Homes will not be liable for any damage resulting from delays or failure to report issues in a timely manner.

The following items are the sole responsibility of the homeowner and are NOT covered by Blackrock Homes warranties:

  • Hairline cracks in concrete
  • Air conditioning maintenance (see Air Conditioning section for details)
  • Landscaping: Trees, shrubs, and grass require ongoing care (watering, fertilizing, pruning, etc.) to remain healthy. Landscaping is also subject to the forces of nature (e.g., heat, cold, etc.). As we cannot supervise the care of your landscaping or control weather conditions, Blackrock Homes does not provide warranty coverage for landscaping.
  • Pest Infestation/Damage: Rodents, insects, and other pests are natural inhabitants of the environment and may attempt to share your home. Pest control is the homeowner’s responsibility and is not covered by the warranty.

 

Fiberglass Showers and Bathtubs

Although fiberglass showers and bathtubs are not covered under your new home warranty, any subsequent damage to these units can and should be repaired. We recommend contacting BathCrest of Idaho for this service. They are qualified to perform the necessary repairs and can be reached at (208) 343-8000.

 

Plumbing

Clogs A clog in the main drain is typically caused by something that has been flushed and become stuck in the line. This is rarely a warranty issue. For clogged drains, we recommend contacting a company that specializes in drain cleaning (such as Roto-Rooter). Please note that the plumber who installed your system is not equipped to clear a main line clog and should not be contacted for this issue.

If you suspect the clog is due to a construction defect, you should contact a company capable of recording video during the drain clearing process (Roto-Rooter can provide this service). If video evidence confirms that the clog was caused by a construction defect, Blackrock Homes will reimburse you for the cost of the service. Please remember, you must obtain a video recording—Blackrock Homes will not provide reimbursement based on speculation.

 

Leaks Blackrock Homes will repair any warrantable leaks in the plumbing system. If a warranted plumbing leak causes damage to drywall or floor coverings, we will also repair that damage. However, we do not cover incidental or consequential damages (e.g., wallpaper, drapes, or personal belongings). We recommend using your homeowner’s insurance to cover these types of damages.

 

Cosmetic Damage Any damage to fixtures noted on the Home Orientation List will be repaired. However, chips, scratches, or other damage reported after the Home Orientation will not be covered under warranty. The homeowner is responsible for following the manufacturer’s care and cleaning instructions for all fixtures and fiberglass products.

 

Exterior Faucets Please protect your hose bibs during periods of extreme cold. Always remove hoses after use in freezing temperatures. If a hose is left attached, the small amount of water remaining in the hose bib can freeze and expand, potentially causing a break inside the wall.

For any issues related to your subdivision, outside the boundaries of your property, please contact your HOA management company. Please note, Blackrock Homes will not respond to nor address these requests.
